Most brokers sell listings.
I design the deal.

when your land deserves
more than a listing

Some sites are simple.

Others sit at a crossroads — where policy, timing, and strategy can change the outcome by millions.

That’s where most owners get noise instead of answers.

Appraisers push one angle.
Brokers push another.
Planners speak in policy, not outcomes.

Before any decision is made, one thing matters:
A clear path from uncertainty to value.

why i work this way

A man in a dark suit and white shirt posing with arms crossed against a solid blue background.

My career wasn’t built by chasing deals. It was built by understanding them.

That understanding came from serious training in development economics, land use policy, and feasibility — the disciplines developers rely on to decide what a site is truly worth.

Over fifteen years in commercial real estate, I’ve evaluated hundreds of sites and led transactions totalling more than $750 million.

Along the way, I earned the CCIM designation, graduate-level development credentials, and the Managing Broker licence — B.C.’s highest professional standard.

Working inside larger firms taught me how most land deals really happen. Too often, sites are pushed to market before the strategy is clear. Owners get opinions, not answers. And value quietly leaks away.

So I built an independent practice around a different idea:

Strategy comes first.
Exposure comes later.

how i work with landowners

development planning

For owners who want to move their site forward before committing to a sale, a partner, or a disposition.

This work focuses on one question:

What is the most valuable and realistic path forward?

Typical engagements may include:

  • Policy and zoning analysis

  • Development feasibility review

  • Residual land value modelling

  • Highest and best use studies

  • Hold-versus-sell strategy

  • Exit timing and positioning

These are the same tools developers use to move a site toward certainty.

Development planning work is structured as professional engagements — typically five figures, depending on scope.

brokerage execution

For owners, partners, and select buyers who want a transaction built on strategy — not speculation.

Execution typically includes:

  • Strategic pricing and positioning

  • Targeted outreach to qualified developers and capital partners

  • Confidential or selective sale processes

  • Structured negotiations and deal design

  • End-to-end transaction leadership

Some clients come to sell.
Some come to buy.
Others come to structure partnerships.

In each case, the role is the same: To align policy, economics, capital, and positioning into one clear opportunity.

Brokerage is typically structured as a performance-based commission aligned with the scale and complexity of the assignment.
