— 334-unit Vancouver Island multifamily portfolio. Three markets, one seller, one structured process — institutional scale, handled quietly. Closed at $55.8M.

— 301 Nursery Hill Drive, View Royal. 72 new purpose-built rental units, sold on completion. Closed at $26.5M.

— 44-townhome rental community, Maple Ridge. Priced past every conventional buyer — until the nonprofit who saw what they missed. Closed at $18.5M.

— 3310 Fraser Street, Vancouver. Assembled and sold as sole broker — before the Broadway Plan made it obvious. Closed at $6.18M.

— 25-unit rental building, Kamloops. The lender walked mid-deal. The price held anyway. Closed at $4.5M.

— 10901 15 Street, Dawson Creek. A record price for the market. It still stands. Closed at $4.3M.

— Lakeview Motel, Osoyoos. A full market and tourism analysis behind the number.
